Thames Ditton Island Property For Sale
My parents bought No. 45 The Island in 1954.
For more than seventy years it has been our family home, a place of birthdays, Christmases, summer days by the river and countless memories.
The time has now come for another family, or perhaps someone with a vision for redevelopment, to write the next chapter in its history.
This private, gated island location comes with a unique sense of seclusion and a high level of privacy and security.
The 'backwater' location is quieter and more private than properties facing the 'mainstream' with its higher level of water traffic.

The end of one family story: the beginning of another?
My parents first came to view No. 45 in 1954, and they told the story of that visit many times.
My father had flown in Lancaster bombers during the Second World War, but his family were seafarers and he had been training to follow that tradition when war broke out. He loved water: the sea, rivers and boats. For him, Thames Ditton Island was paradise near London, and he knew he wanted to live here before he had even finished crossing the bridge.
They bought the house and, within a few weeks, were living there with little more than a mattress, a spirit stove and some furniture made from wooden packing cases. My father commuted from Thames Ditton to London, where he worked in the tourism industry. My mother, a nurse, worked at Thames Ditton Cottage Hospital until it closed in 1985.
My sister and I grew up as happy, active children, learning about the river and boats. She had a sailing dinghy, while I had a kayak.
A visit to our island home was always a treat for friends from the mainland, and that appeal never really faded. In more recent years, children, grandchildren and great-grandchildren have been just as keen to visit, drawn by the same sense of adventure, peace and riverside life that first captivated my parents in 1954.
The house changed and grew with the family over the decades, but after my father died in 1996, very little was altered. In many ways, it has stayed as my mother knew and loved it.
She sadly passed away in 2025, after 71 years of living in the same place. It is a home with a long family history, but we recognise that its next chapter is likely to be as a development opportunity rather than a simple refurbishment. The setting is the real prize: a rare chance to create a new riverside home on Thames Ditton Island.

A Rare Thames Island Opportunity
For the first time in more than seventy years, No. 45 Thames Ditton Island is available for sale.
Owned by the same family since 1954, this unique riverside property occupies a remarkable position on one of the River Thames’ most distinctive residential islands. While the existing house requires comprehensive modernisation, the real attraction lies in the opportunity to create an exceptional waterside home in a location where opportunities of this kind rarely arise.
The current property extends to approximately 70 square metres and sits within a plot extending around 97 feet from the island pathway to the river’s edge. A private mooring of approximately 32 feet provides direct access to the Thames and offers the chance to enjoy boating, paddleboarding, kayaking or simply life beside the water.
For purchasers with vision, the property presents a compelling redevelopment opportunity, subject to the usual consents. Nearby homes have been substantially enlarged and transformed, demonstrating the potential that exists within this highly sought-after island setting.
Depending upon design, planning and construction methods, buyers may see the potential to create a home of approximately 140 to 180 square metres, comparable with other successful redevelopments nearby.
Interested parties should undertake their own investigations and satisfy themselves regarding planning and development opportunities.
Despite its peaceful and secluded atmosphere, Thames Ditton Island is connected to the village by a secure pedestrian bridge. Within a short walk are independent shops, cafés, restaurants, pubs, schools and Thames Ditton railway station. Hampton Court Palace, Bushy Park and the Thames towpath are all close by, offering a unique combination of riverside tranquillity and excellent access to London.
Whether viewed as a family home, a self-build project or a long-term investment opportunity, No. 45 represents a chance to acquire a property in a location that very few people ever have the opportunity to call home.
